Tucker City Council to discuss affordable housing, Chick-fil-A projects

Tucker, GA — Chick-fil-A returns to the Tucker City Council on March 14 when several land use items will come before the council.

The fast food giant has delayed its application several times, in an effort to both appease neighbors and meet the city’s standards. The process began 10 months ago to transform the former Greater Good BBQ lot at 4435 Hugh Howell Road into a three-lane drive thru Chick-fil-A restaurant.

At the last deferral on Feb. 28, Tucker Planning and Zoning Director Courtney Smith said a last-minute change from Chick-fil-A includes the potential addition of a second parcel, allowing another access point to the property. Variances would likely be added to the original application.

Rosser Terrace neighbors, who will face the brunt of the traffic increase if Chick-fil-A moves in, have recently displayed yard signs saying “No More Chicken.”

Tucker City Council will also hold a first read and public hearing on the Tucker Exchange building. It’s a proposal to turn 2059 Northlake Parkway into a high-density, mixed-use property.

Tucker Exchange has the attention of housing advocates in Tucker as an affordable option. Planning Commission on Feb. 17 voted to recommend the plan to City Council.

The proposal states 15% of units — about 75 units — would qualify as workforce housing, defined as affordable to households earning between 80 and 140% of the area median income (AMI). The AMI for this location is approximately $64,000. Planning Commission Chair Katherine Atteberry asked to change the conditions to a minimum of 15% of units, and other commissioners agreed.

In December 2021, Tucker initiated the rezoning of eight parcels off East Ponce de Leon Avenue. Two Richardson Street parcels were deferred to give owners time to come into compliance on buffers, fencing and storage. City Council will have a first read and public hearing on this rezoning application.

City Council will also hear about hiring a Human Resources consultant, making changes to city code and hiring a contractor for traffic improvements. The meeting begins at 7 p.m. online or at Tucker City Hall, 1975 Lakeside Parkway, Tucker, GA, 30084.
