Tucker Exchange plans deferred to February Planning Commission

Tucker, GA — Tucker Planning Commission met briefly on Jan. 20, deferring the only item on the agenda to convert an old office park into a mixed-use development.

AHS Residential is asking for a Special Land Use Permit (SLUP) and concurrent variances at Tucker Exchange, 2059 Northlake Parkway, to create 60,000 sq. ft. of commercial office space and two additional 9-story towers on site for residential units. AHS is proposing 129 live-work units and 378 multi-family units.

A public meeting was held on Dec. 9 with about 15 attendees. AHS is putting around $60 million into the 13-acre property. Residential unit rental prices will be market-driven, said Juan Fernandez, AHS director of real estate development, starting around $1,300. He could not confirm the breakdown of studio, 1, 2 and 3-bedroom apartments.

Turning office buildings into residential housing is a trend in Tucker. NRP Group is eyeing 2300 Northlake Center Drive as a possible 324-unit residential development, and Tucker City Council approved an 80-unit work/live property at 2245 Northlake Parkway in June.

The city of Tucker Planning and Zoning Department did not state a reason for deferral. The item will be heard at the Feb. 17 Planning Commission meeting, then move to City Council in March.

Planning Commission Chair Katherine Atteberry and Vice Chair Michael Thomas were reappointed to their positions.

Two new commissioners will be announced at the City Council meeting on Jan. 24. In 2021, Jessica Vargas resigned from Planning Commission when she moved from Tucker, and Cara Schroeder left her position when she was elected to City Council. Steve Smith, Seth Burrow and Frank Sapp are expected to continue on the Planning Commission until 2024.
